Broward County and Miami-Dade County require inspections of 40-year old buildings. Recurring inspections are then required every 10 years. The inspection requirements include both structural and electrical building systems. Inspections are intended to identify deficiencies that are potentially detrimental to continued occupancy and life safety. Be ready! Keep in mind the following:
- Broward County and Miami-Dade County notify building owners in June. Watch for your notice in the mail.
- Miami-Dade County requires an additional inspection of parking lot illumination.
- The municipalities have the right to fine building owners that do not comply, and they do so regularly.
- The purpose of the required inspections is NOT to bring your building up to CURRENT code but, rather, to identify deficiencies in systems that threaten life safety. Ask your consultant about their interpretation of the requirement.
