Biller Reinhart Engineering Group, Inc. performed structural engineering consulting services for the restoration and waterproofing of the elevated parking deck, planter area, and precast paver area located over the law offices. BillerReinhart reviewed available structural drawings for the subject structures and performed a condition survey to observe the existing conditions. The survey of concrete systems included physical soundings and visual observations of the surfaces and edges to evaluate existing conditions. The survey encompassed the elevated concrete parking deck (top and underside surfaces), parking deck waterproofing elements (traffic membrane and expansion joints), wall areas adjacent to and supporting the elevated parking deck, planter slab (localized areas of the underside) and patio slab (localized areas of the underside). BillerReinhart prepared a condition survey report based on data obtained during the survey. The condition survey report included descriptions of observed conditions, representative photographs, and general repair recommendations.

Based on the results of the condition survey, BillerReinhart produced a Project Manual for contractor bidding, permitting, and construction. The Project Manual contained instructions to bidders, a copy of the condition survey report, terms and conditions for the contractor, a scope of work for the project, technical specifications, required construction details, and estimated repair quantities for bidding purposes. BillerReinhart assisted the owner during the Bidding and Negotiations Phase and provided Construction Administration services including: reviewed product submittals; performed site visits to observe project construction; issued reports to document observations made during site visits; reviewed and approve contractor payment applications; and attended project related meetings, project correspondence, etc.
